Everything You Need to Know About Inspections

Building codes, permits, and inspections all work together hand in hand. Building codes are written because of actual, true, real events that have taken place. Because homes are on a much smaller scale, we typically don't hear about what happens to them on the news. Although a smaller scale, they still have the same issues. People still need to be able to get out in an emergency and the house needs to be able to withstand natural and man made disasters.

Following is a break down list of all residential inspections in the order they are performed. Every project is unique and may not require all inspections due to the scope of work. Required inspections are by request. Please remember to request them at each check point.

Erosion Control Inspection

This inspection is necessary to eliminate project dirt from neighboring properties and to keep dirt out of catch basins and storm drains. This inspection must be completed and approved prior to calling in for the footing or foundation inspection.

Footing and Foundation Inspection

The footing and foundation inspections occur after the grading has been done and the forms have been laid for the footing and / or the foundation. These inspections my be requested together or separately depending if you are pouring them at one time or at two separate times.

House Wrap Inspection

House wrap generally denotes a synthetic material used to protect buildings. House wrap functions as a weather-resistant barrier, preventing rain from getting into the wall assembly, while allowing water vapor to pass to the exterior. This inspection can be done prior to or in conjunction with the "Rough-In" inspection.

Insulation Inspection

This inspection occurs after the insulation has been installed, but prior to drywall, and checks to see that t is complete and of the proper R-Value. The R-Value tells the inspector it's the correct thickness.

Final Inspection

When building work is complete (all electrical, plumbing, and HVAC should be completed for this inspection) the inspector will make their final inspection to ensure that everything has been completed correctly. 

The following will be inspected:

  • Check All Other Mechanical Equipment
  • Check Final Grading / Landscaping
  • Check Items for Compliance with Manufacturer's Specifications
  • Check That Exhaust Fans Are in Working Order
  • Check That Required Handrails and Guardrails Are Installed if Necessary
  • Ensure Siding Is Sealed Correctly
  • Ensure That the House Is Safe for Occupancy
  • Ensure There Are No Penetrations Between the Garage and the Living Space for Fire Spread
  • Test Outlets
  • Test Smoke Detectors
